The Town of Newmarket is set to add over 150 parking spots and make parking improvements in the downtown area. From March 24 to June 7, 2025, the gravel parking lot located at the north end of Riverwalk Commons (former Tennis Club) will be converted into permanent paved parking. The existing Riverwalk Commons Parking Lot (P3) will undergo improvements which will include repaving, curb repairs and additional sidewalks to enhance pedestrian safety. The Town strategically timed this construction work to coincide with the end of the current Metrolinx construction at Timothy Street and Doug Duncan Drive (wrapping up by March 21) and to be completed in time for the busy downtown patio season and vibrant summer events lineup.
During construction, there will be a full closure of the gravel parking lot, located in north end of P3 as of March 24. The existing P3 parking lot will remain open during the first phase of construction for approximately 5 weeks. During the second and final phase, approximately 225 parking spaces will be made available in P3 for use.
As a reminder, the gravel parking lot area was added last year to expand parking opportunities in the downtown. Once complete, this project will add over 150 parking spots. Members of the public are encouraged to use the other parking lots located in the downtown area at:
- Fairy Lake Park parking lots
- All Our Kids (AOK) parking lot
- Street parking on Church Street
- Lions Park parking lot on Church Street
- Street parking on Cane Parkway

Interim Parking Measures
Recognizing the high demand for parking going into the bustling summer months the Town previously implemented a multi-faceted approach last year for parking in the downtown area. This included:
- Adding 40 parking spaces on the east side of Church Street (just west of Main Street). These spots were previously designated as no parking areas.
- Working with the BIA to encourage business owners and their employees to park outside of the downtown core during major construction projects.
- Limiting facility rentals at the Newmarket Community Centre and Lions Hall during peak times to further alleviate parking pressures.
